A bank can only offer their own products. As an independent agent, I have access to 50+ lenders — major banks, credit unions, and alternative lenders — giving you more options to compare and potentially more competitive rates.
In Canada, the minimum down payment is generally 5% for homes up to $500,000. For homes over $500,000 and under $1.5 million, it's 5% on the first $500,000 and 10% on the portion above $500,000. Homes priced at $1.5 million or more generally require at least 20% down. Other lender and mortgage-insurance requirements may also apply, and I'll help you understand what applies to your situation.
Absolutely. Self-employed mortgages are one of my specialties. There are lenders specifically set up for business owners with non-traditional income. The key is knowing which lenders to approach and how to present your application.
As early as possible. Getting pre-approved before house hunting means you know what you can afford and sellers take your offers seriously. Even if you're 6–12 months away from buying, a call now can help you prepare.
Don't panic. A lower credit score doesn't mean you can't get a mortgage — it just means we look at different lenders. I work with B lenders and private lenders for clients who need a path back to prime rates, and I'll help you build a plan to get there.
